Liberty Developments has announced the launch of its AT project in Egypt’s North Coast, marking a strategic move toward introducing a non-conventional development model backed by more than 45 years of experience across contracting, construction, steel manufacturing, and infrastructure.
Ahmed Diab, Chairman of Liberty Developments, said that the company’s approach centers on delivering sustainable developments with fully integrated services that enhance residents’ quality of life.
He added that the company adopts a model that closely integrates design with operations, ensuring long-term project sustainability while maximizing value for both end-users and investors. Accordingly, the AT project embodies this vision on the ground.
Strategically located in Sidi Abdel Rahman on Egypt’s North Coast (km 127), the development spans over 105 feddans. Rather than functioning as a seasonal summer destination, the project is designed as a fully integrated, year-round community, Diab noted.
He further pointed out that the master plan is based on an organic design approach that promotes seamless movement throughout the development, with buildings carefully arranged around water features to maximize open views.
The project also features low building density and height limits of ground floor plus two levels, reinforcing a higher standard of living within the community.
Liberty Developments’ Chairman disclosed that the project features a 30,000 sqm aqua park—the largest on the North Coast—alongside an extensive network of lagoons and a Lazy River connecting the different parts of the development.
He explained that water is not treated solely as a visual feature, but as a functional element that actively shapes movement and connectivity throughout the development.
He further noted that the development comprises three hotels, which serve as a key pillar in ensuring year-round operation. These hotels help attract visitors throughout the year, increase occupancy rates, and generate continuous user flow.
He also highlighted that AT is the only project on the North Coast to have obtained a full hotel license, added that the resort offers a comprehensive range of sports and recreational activities, including tennis and padel courts, running and cycling tracks, outdoor fitness areas, and a variety of water-based activities. It also features integrated entertainment zones, restaurants, and cafés.
“Liberty is introducing a selection of premium units in the first phase, supported by flexible and diverse payment plans,” Diab said.” Additionally, the development includes an on-site polyclinic operated by a specialized medical provider, ensuring an added layer of safety for families while supporting the project’s daily operations.”
He indicated that the company has engaged a range of specialized partners to ensure the project is delivered to the highest standards. Among them, Azure has been appointed as the design consultant for the project, bringing a strong track record that includes the Dusit Hotel in New Cairo and several Downtown developments.
He concluded that the development targets a diverse customer base, offering a fully integrated environment for families, a vibrant lifestyle experience for young people through its recreational offerings, and a complete day-use experience for visitors.
