NEAT Development has officially launched in Egypt\u2019s real estate market as a new brand under an investment group operating in real estate development and contracting.<\/p>\n
The company is backed by six founders and partners with more than 13 years of combined experience in developing, executing, and delivering real estate projects.<\/p>\n
NEAT Development plans to launch four new projects over the coming period, with targeted investments ranging from EGP 6bn to EGP 10bn.<\/p>\n
Eng. Mahmoud Tolba, CEO of NEAT Development, said that the company is entering the market with a different vision for real estate development under the slogan \u201cRemain Uncommon.\u201d<\/p>\n
The vision focuses on building customer trust and reducing risks associated with real estate investment by relying on self-financing to acquire land and complete the required procedures and permits, as well as commencing excavation and construction works before offering units for sale.<\/p>\n
He explained that the approach is designed to offer a different model for managing the various stages of real estate development, with the company\u2019s relationship with customers beginning well before the sales phase.<\/p>\n
This includes assessing investment opportunities, acquiring land, completing the necessary procedures, preparing projects, and commencing excavation and construction works, demonstrating the company\u2019s commitment to developing projects based on clear and defined foundations.<\/p>\n
He added that NEAT is currently focusing its investments on strategically located projects in Sheikh Zayed and 6th of October, while its future expansion plans include establishing a presence in East Cairo.<\/p>\n
He noted that selecting project locations is a key component of the company\u2019s strategy, alongside product positioning, investment size, and execution plans.<\/p>\n
He further pointed out that his more than 13 years of experience in real estate development and contracting, coupled with his leadership roles at several companies operating in the sector, including a general contracting company established in 2012, has provided him with a comprehensive understanding of full project lifecycle.<\/p>\n
This experience spans investment opportunity assessment, land acquisition and financing, as well as project design, construction, marketing, and operations.<\/p>\n
He disclosed that the experience of the company and its founders provides a strong foundation for NEAT\u2019s launch, noting that they have participated over more than 13 years in the development, construction, and delivery of more than 25 projects, comprising over 2,000 residential, commercial, medical, and administrative units, with sales from previous projects exceeding EGP 10bn.<\/p>\n
He highlighted THE ISLE in 6th of October City as one of the group\u2019s and its founders\u2019 notable projects. Located directly on the 26th of July Axis along the Dahshur Link, commercial and administrative development features a 150-meter frontage and spans 13 feddans, with a 10% building ratio.<\/p>\n
The project became operational in 2023 following investments of around EGP 500m and currently hosts approximately 70 international and local brands.<\/p>\n
He added that the experience gained through these projects has enabled the group to move into larger developments with higher investment values, while maintaining its core approach of self-financing, initiating construction before sales, and reducing investment risks for customers.<\/p>\n
The CEO of NEAT Development revealed that the company is preparing to launch four new projects in strategic locations, with total targeted investments of around EGP 10bn and land plots ranging from 30,000 to 40,000 sqm. Three of the projects are scheduled to be launched in November, while the fourth is set to launch in January.<\/p>\n
The company\u2019s pipeline includes Business Lab, a commercial and administrative project located next to Gezira Sporting Club, with investments of approximately EGP 1.6bn. The project spans 3,500 sqm of land, with total built-up areas reaching 10,000 sqm. Excavation and construction works are already underway.<\/p>\n
The company is also preparing to launch a residential project in Sheikh Zayed\u2019s Green Belt area. The project, which will be limited to villas, represents investments of nearly EGP 1bn and will be developed on a 14,000-sqm plot. It will offer Twin House, Town House, and Standalone villas.<\/p>\n
NEAT\u2019s plans also include El Nozha, a mixed-use project located opposite Al Ahly Sporting Club in Sheikh Zayed. The development will combine hospitality, commercial, and residential components, with investments of approximately EGP 3bn. It will be built on a 3.5-feddan plot and include 80 hotel rooms and 130 residential units.<\/p>\n
The fourth project, scheduled to be launched in January, is located opposite Sheikh Zayed Specialized Hospital and will combine medical and commercial activities, with investments approaching EGP 2bn. The project is part of the company\u2019s expansion strategy into specialized developments with diverse uses.<\/p>\n
Eng. Mahmoud Tolba, CEO of NEAT Development, said the company aims to complete and deliver its new projects within 24 to 30 months from the date of land acquisition. This is in line with NEAT\u2019s approach of commencing construction before officially launching projects for sale, while maintaining parallel progress between sales launches and construction progress.<\/p>\n
As part of its preparations to implement its expansion strategy, NEAT Development is collaborating with a number of specialized architectural and engineering consulting firms, including Hafez Consultants, led by Mohamed Hafez; Azure Planning and Architecture, led by Omar Okeil, and SEGMENTS Architects, led by Karim Elassal.<\/p>\n
The company has also appointed Gateway Financial Services, led by Dr. Nourhan Eltoor\u200f, as its financial and investment advisor to support its financing, expansion, and new investment decisions.<\/p>\n
He concluded that NEAT\u2019s next phase will focus on building a diversified project portfolio across locations, sectors, and investment sizes, while maintaining a clear framework for risk management and project execution.<\/p>\n
