Al Ahly Sabbour Unveiling Expansion Plans for 2025

Al Ahly Sabbour Developments has made remarkable strides in 2024, achieving record-breaking sales of EGP 32.5 billion, surpassing its annual target of EGP 30 billion—a testament to its leadership in the Egyptian real estate market.

During a press conference, the company reviewed its most significant achievements, including the successful delivery of 2,500 residential units in 2024, with plans to deliver an additional 1,500 units in 2025. Additionally, Al Ahly Sabbour is targeting sales of EGP 32 billion in 2025, backed by an ambitious investment plan of EGP 10 billion to accelerate construction and development across its projects.

These expansion plans align with the company’s strategy to adapt to evolving market trends and meet the dynamic needs of its customers.

The press conference also featured an exclusive presentation of the company’s projects through visual showcases, reflecting Al Ahly Sabbour’s commitment to providing a clear and integrated vision for the future of its developments.

During the event, Al Ahly Sabbour announced significant strategic steps to enhance construction efficiency and ensure top-tier quality across its projects. The company has partnered with leading global and local firms, including EJAB, a major Egyptian infrastructure company, which has been contracted to commence infrastructure works for the KEEVA project, with investments amounting to EGP 1 bn. In addition, Al Hazek Constructions has successfully completed the first phase of KEEVA.

For Alaire project, Build Tec, a leading infrastructure and roadworks company, has been assigned to develop infrastructure and roadworks, following its successful execution of L’Avenir in Mostakbal City.

Furthermore, ICON, a construction firm with over a decade of expertise in the Middle East, has been contracted to build exterior walls and gates for the Alaire, Woodwalks, Rare, and The Ridge projects, ensuring the highest quality standards.

One of the key highlights of the press conference was the exceptional progress made in 2024, with Al Ahly Sabbour’s Chairman unveiling record-breaking achievements that reinforce the company’s commitment to timely project delivery and consistent expansion. The company has successfully completed and delivered all units of the Green Square project, while 100% of the L’Avenir project has been constructed, with 60% of units already delivered. The remaining deliveries are scheduled for completion by Q2 2025.

For the Alaire project, the first batch of delivery is set to commence in 2025.

 

Meanwhile, the first phase of the GAIA project has been delivered, and Phase 2 deliveries will start in Summer 2025, with full completion expected by Summer 2026. In the KEEVA project, Phase 1 deliveries will begin by the end of 2025.

While expanding regionally with the launch of “Wadi Zaha” in Sultan Haitham City, Oman, Al Ahly Sabbour remains deeply committed to Egypt, recognizing its exceptional real estate opportunities and increasing demand. The company continues to prioritize the Egyptian market, leveraging its extensive expertise and regional successes to enhance local real estate development.

The company kicks off 2025 with a double launch, starting with “SUMMER VIBES,” the second phase of the flagship SUMMER project in the North Coast. Additionally, Al Ahly Sabbour is introducing a new unit type, “ROOFSCAPE,” in the AT-EAST project in Mostakbal City. This expansion reinforces Al Ahly Sabbour’s forward-thinking vision, delivering fully integrated and innovative communities that redefine modern living.

The “SUMMER VIBES” phase introduces a distinctive architectural design, where most chalets overlook a stunning lagoon and swimming pools, surrounded by lush green landscapes, creating a unique harmonious environment.

 

The total construction investment for SUMMER VIBES amounts to EGP 10.5 billion, covering 1,728 residential units, including 2- and 3-bedroom chalets designed for complete privacy. Unit sizes range from 88 sqm to 134 sqm, with some offering private gardens or rooftop terraces. This phase enjoys a strategic location near the central lagoon and key service areas, which include a boutique hotel, retail outlets, entertainment zones, and diverse dining options. SUMMER VIBES follows the “Braids of Life” concept, which seamlessly connects all elements of the development through natural green pathways, fostering a tranquil and harmonious lifestyle.

 

As part of its commitment to delivering world-class coastal experiences, Al Ahly Sabbour is preparing to collaborate with a globally renowned beach design consultancy to develop SUMMER’s private beach according to international standards. The company will soon announce the name of the selected consultant once all partnership details are finalized.

 

In addition, Al Ahly Sabbour has introduced a new release within the AT-EAST project in Mostakbal City, with EGP 2 bn in construction investments. The project includes 700 residential units, featuring villas, one- and two-bedroom apartments, and penthouses, with unit sizes ranging from 65 sqm to 160 sqm.

The most distinctive feature of this new phase is the introduction of the ROOFSCAPE concept, which redefines rooftop living by transforming terraces into exclusive leisure spaces. These areas are equipped with Jacuzzis, outdoor gyms, BBQ areas, game rooms, reading lounges, and open-air cinemas, fostering an interactive community lifestyle.
